Franz-Josefs-Kai
1010 ViennaThe six-story property at Franz-Josefs-Kai 27 (Rabensteig 8), 1010 Vienna, was acquired by 3SI Immogroup in 2022. The building site was first mentioned in documents as early as the beginning of the 15th century, and until the end of the 19th century there were two buildings on the site (Haus Stadt 482+483). Today's magnificent corner house was built in 1901 by the architects Julius Goldschläger and Siegfried Kramer, who - in cooperation as well as individually - built numerous ornamental Wilhelminian style buildings in the inner districts of Vienna. The property, which is entirely rented out, is held in inventory for the long term.

Hahngasse
1090 ViennaThe Gründerzeit building at Hahngasse 30, 1090 Vienna, located not far from Roßauer Lände station in the Alsergrund district, has been owned by 3SI Immogroup since 2022. Built in 1884 by architect Gustav Korompay, it has approximately 1,200 m2 of living space on 4 floors. Korompay, born in Vienna in 1833, was one of those architects who used the heightened baroque building form in their construction of historicism - this splendor can still be admired today on the façade of the Gründerzeit building. The property is being renovated and maintained by 3SI Immogroup. -

Particular emphasis was placed on the facade renovation and reconstruction. The unadorned facade on the Gürtel side was supplemented with handmade stucco, balcony railings were renewed in the style of Old Vienna, the entrance area as well as the other common areas were revitalized to a high standard and furnished in the style of Old Vienna.
The property, which is owned by 3SI Immogroup and fully leased, will be held as a long-term portfolio. -

In the course of the staircase renovation, the walls were re-plastered and - as well as all doors - painted, handrails and banisters restored and new lights installed. -

The entrance, which is decorated with stucco and stylistic elements, further emphasises the character of the old building, which was built around 1900. 1090 ViennaThe residential building at Sobieskigasse 35, 1090 Vienna, is considered a pioneering project by 3SI Immogroup in the field of ecological new construction and smart, future-oriented building methods. A total of 26 condominiums have been built in the ecological low-energy building with a green façade. The apartment sizes range from 39m² to 118m², each apartment was equipped with extensive open spaces. The underground car park was equipped with charging stations for e-cars and e-bikes. -
